Sale of plots of land at Aparakaja Casia Village
INVITATION TO SUBSCRIBE TO PRE-PURCHASE OF RESIDENTIAL AND ANCILIARY PLOTS WITHIN SKYFIELD ESTATE, ABIJO, LEKKI, LAGOS LOCATION The subject project is located at KM 46 on the Lekki-Epe Expressway, directly opposite the Lagos State Government Abijo Scheme and about 2 KM from Crown Estate. It is also well before the turning into Awoyaya on the left as well as the turning to Akodo on the right. The propose permanent site of Pan African University is a distance ahead. The estate perimeter boundary is already demarcated by a low fenced and it is accessed via a private road of about 300 meters along running from the Expressway and thus lie directly behind the first line of plots fronting the Expressway. LAYOUT & INFRASTRUCTURE The Estate land covers approximately 11.4 hectares and has been laid out to contain 38 No 800m2 plots 39 No 1000m2 plots –residential as well as 10 differently sized plots for ancillary Users. As a private, fenced and gated estate, the plan is to: · Clear, grade and level the site · Prepare, submit and obtain Government Approval Layout Scheme · Survey and beacon out the plots on the basis of the Layout Scheme. · Plan prepare and build the access and internal distribution roads and the associated drainage. · Provide and distribute electricity from PHCN Mains Supply but with private Transformers. PRICING The infrastructure development programe covers 18 months. Plots are offered to buyers at an overall price of =N=9,500 pm2 Analyses of prices of similar plots in comparable location points at =N=12,000pm2 [Prices are for plots and infrastructure]. Emerging evidence of plot price projections point at about =N=20,000-=N=25,000 pm2 in 2010. Out of the 87 or so plots planned about 45 have already been subscribed to and the plan is to proceed to implementation with at least 60 subscribed plot purchases. Access Bank Plc, King George V Branch, Onikan Lagos are the bankers to the Scheme to whom all purchase payments are made. LEGAL TITLE: Title is to be by way of Assignment of the plots to each purchaser and subject to the usual Lagos State Government Consent formalities. The title will derive from a registered Deed of Assignment held by Skyfield Savings & Loans Ltd. It has the appropriate Lagos State Governor’s Consent. This will be handled by J.A Kester & Co-Legal Practitioners. LOAN & MORTGAGE FACILITIES: Access Bank Plc have indicated preparedness to provide Short Term Loan for ‘qualified’ interested plot purchasers whilst we have concluded an arrangement with Standard Chartered Bank to also provide Mortgage facilities for the housing development. DEVELOPMENT: It is anticipated that plot purchasers should be able to commence housing construction within 12 months of purchase. Proposals for development will be subjected to scrutiny by a Monitoring committee before proceeding to town planning approval.
